A Note
About Title Premium and Charges:
The purpose of the preceding schedule is to indicate the premiums ordinarily applicable
to the amount of insurance coverages, and contemplates the ordinary condition
of title. If unusual or extraordinary work is required, if more than one
chain of title needs to be search, or if court records in more than one
circuit must be examined, additional charges may be assessed.

Transactions
above $3,000,000 often entail special title risks and may require additional
title services. Charges will vary depending on the work required, amount
of insurance requested, and endorsements required. Please call (808)

The charge
for an ALTA Homeowner's Policy of Title Insurance and an ALTA Expanded
Residential Loan Policy are ordinarily 110% of the charge for a Hawaii Standard
Owner's Policy; the charge for an ALTA (extended) Owner's Policy is ordinarily 150%
of the charge for a Hawaii Standard Owner's Policy.
Binders, and
credits on resales and refinancing transactions involving properties insured
within the past 48 months, may be available.
If a title
order is canceled, a reasonable cancellation fee based on the services
provided may be charged; however, no cancellation fee will be charged
if the transaction does not close by reason of the failure to obtain loan
approval.
Subdivision/Condominium/Vacation
Ownership Rates: Since each project is unique, special contract rates
can be arranged.

A Note About Escrow Services :
An initial
deposit of not less than $100.00 is required to open an escrow.
The charges
stated herein are for ordinary transactions. Additional charges may be
assessed for non-broker escrows; use of forms not approved by the Hawaii
Association of Realtors; agreements of sale transactions; or if additional
work is required.
Escrow transactions
for amounts in excess of $3,000,000 may entail special or additional
escrow services. Please call (808) 521-0211 for a quotation.
We reserve
the right to withhold seller's proceeds in "special" recording
situations (for example, transactions whose documents record at a time
other than 8:01 a.m.), until the title records can be reviewed to confirm
the absence of adverse claims.
Exchange party
pays full escrow fees.
If an escrow
transaction is canceled, a reasonable cancellation fee based on the services
provided may be charged; however, we will not charge an escrow fee if
escrow is canceled due to the failure to qualify for a loan.
Refinance - The minimum fee for a standard Hawaii loan closing under
$500,000 is $300.00; the minimum fee for a refinance transaction involving
an out-of-state loan is $500.00. This minimum covers no more than two
releases or a paydown of no more than two liens or encumbrances. For
each additional lien/encumbrance payoff or payment that is made, add
a minimum of $35.00.
Refinance escrow transactions for amounts in excess of $500,000 may
entail special or additional escrow services. Please call for a quotation.
The state
of Hawaii's applicable general excise tax will be added to all
charges.
